For over seventeen years, Coldwell Banker ONE has been a Major Sponsor of Pat’s Coats for Kids.   Throughout each year, Coldwell Banker ONE Realtors donate their time and money to Pat’s Coats for Kids in order to help ensure that no local child goes without a coat each winter.

As you can see by the large increase in units sold and dollar volume, our market remains strong! 

It also remains a seller’s market, as unit inventory is down 38.9% from October 2019, and our month’s supply plummeted to 2.6 months.  This means that if no new homes were to be placed on the market, it would take only 2.6 months for every current listing to sell. The real estate industry considers a 6 to 8 month supply of inventory to be healthy. So, in general, we are in a seller’s market.

This means that if you are considering selling your home, now is a great time to list your house, as the demand is great. 

Mortgage rates are still historically low for buyers and housing demand is strong for sellers.  Both scenarios provide great opportunities for those looking to buy, sell or invest in real estate right now.

Coldwell Banker ONE Realtors help pack the PODs for Pat’s Coats for Kids

Coldwell Banker ONE Realtors were at Walmart on College Drive on Wednesday, November 5 from 5:30am – 6:30pm, helping WBRZ’s Pat Shingleton pack the PODS with warm coats for Pat’s Coats for Kids.

The coats collected benefit Pat’s Coats for Kids, which works to ensure that no child in our community goes without a warm coat this winter. Since its inception, more than a million dollars has been received, reflecting close to 270,000 coats purchased and distributed. Just last year alone, 13,000 coats were distributed to area children in need at 211 locations, thanks to Pat’s Coats for Kids.

About Pat’s Coats for Kids: Pat’s Coats for Kids has provided a warm jacket to children in our community. During the cold months of December through April, we know that there are kids in the Baton Rouge community that do not have coats, whose parents cannot afford coats, kids that start their day at a bus stop shivering, and kids who enter a school needing time to “warm up” to start their classes.  That is what “Pat’s Coats for Kids” is all about and the reason Pat continues to champion the effort. Since its inception more than a million dollars have been received, reflecting in close to 270,000 coats purchased and distributed to 135 area schools. In addition, we have collected more than 200,500 used coats. In 2019 we were able to fulfill the need in our community by distributing 9,000 coats to children in our area.

Local Real Estate Market Update: October, 2020

You have heard us talking about the strength of our local real estate market.

Now that we are heading into the fourth quarter of 2020, let’s take a moment to look at the past nine months to see how they compared to the same time period in 2019:

Residential Properties only.  Report pulled 10/05/2020 covering all GBRAR MLS and reflects the first 9 months of residential activity each year. 

As you can see, the real estate market in the Baton Rouge area is doing well! 

Unit sales (the number of homes sold) are up just over 8% and dollar sales volume is up over 13%. The average and median sales price have continued to climb as well. 

A lack of listing inventory is still the largest issue. Last month’s number of active listings was down just under 1,700 units from the same period in 2019, giving us a supply of inventory of a mere 2.8 months. In September, 2019, that number was 5 months.

This means that if no new homes were to be placed on the market, it would take only 2.8 months for every current listing to sell.  The real estate industry considers a 6 to 7 month supply of inventory to be healthy. So, in general, we are in a seller’s market.

This means that if you are considering selling your home, now is a great time to list your house, as the demand is great. 

Mortgage rates are still historically low for buyers and housing demand is strong for sellers.  Both scenarios provide great opportunities for those looking to buy, sell or invest in real estate right now.

What’s really going on in the local real estate market?  We have your latest update here!

While our daily business may look different than it did at the start of the year, real estate transactions are happening every day.  In fact, the local greater Baton Rouge real estate market, so far, has not seen the dramatic reductions in activity that many across the country have experienced.

Let’s take a closer look…

The data below is a summary of sold residential properties for the first half of 2020 (January-June), compared to the same time period in 2019.

Local Real Estate Market Update: Q1 2020

The first quarter of 2020 has been anything by normal.  The world reacted to the outbreak of COVID-19, and Louisiana’s Governor announced a statewide stay at home order for all nonessential businesses.  The real estate industry, however, did not fall in the nonessential category.  While our daily business may look different than it did at the start of the year, real estate transactions are happening every day.

Our market, so far, has not seen the dramatic reductions in activity that many across the country have experienced.  The data below is a summary of sold residential properties for the first quarter of 2020 (January-March), compared to the same time period in 2019.

The report was pulled on April 14, 2020, and these numbers represent residential sales for the first quarter of each year, as reported to the Greater Baton Rouge Association MLS as of that date.  This data may vary some as additional sold properties are added.
In almost every category, the first quarter of 2020 outperformed the first quarter of 2019.  We saw an increase in unit and dollar sales as well as sale price.
