Local Real Estate Market Update – 2022 vs. 2021

As we head into 2023, let’s take a look to see how the real estate market (residential sales) ended in 2022:

COMPARISON OF TWELVE MONTHS ACTIVITY 2022 TO 2021

Higher mortgage rates, escalation of home prices, and inflation continue to impact buyers who are considering moving forward with the purchase of a home.  Unit sales fell in 2022 by just under 16% and dollar sales were down 9.8%. 

The positive news, for homeowners, is the average sale price has increased to $292,433 (up 7.3%).  Average days on the market remains low at 27 days.  Inventory of homes on the market (2.5 months’ supply) continue to be well below what is considered a healthy balance (6 to 7 months of inventory).  And, the number of residential units for sale this December vs December of 2021, has increased by 799 units.

This means that if no new homes were to be placed on the market, it would take only 2.5 months for every current listing to sell. The real estate industry considers a 6 to 8 month supply of inventory to be a healthy, balanced market. So, in general, we are still in a seller’s market.

Recently we have seen mortgage rates continue to decline, and inflation over the past couple of months is down.  A continuation of these trends should be good signs for the real estate market as we move further into 2023.

Local Real Estate Market Update – This Year vs. Last Year

As we approach the holiday season, it is time to look back at the residential real estate market statistics in Baton Rouge and the surrounding areas. The date below compares the three quarters of 2021 versus the first three quarters of 2022.

COMPARISON OF NINE MONTH ACTIVITY 2022 TO 2021

Mortgage rates have been rising, and there is a decrease in home sales so far this year, compared to last year. Unit sales are down just over 10% and dollar sales around 4.5%.  The good news for homeowners is that the average sale price has increased to $291,334 (up 7.2%).  Average days on the market remains low, at 26 days.  Another positive is the continued increase in inventory.  The number of residential units for sale this September vs September of 2021 increased by 401 units (up 21.9%), which equates to 2.2 months of inventory. This means that if no new homes were to be placed on the market, it would take only 2.2 months for every current listing to sell. The real estate industry considers a 6 to 8 month supply of inventory to be a healthy, balanced market. So, in general, we are still in a seller’s market.

Remember, these figures are for our local real estate market as a whole, and includes the entire greater Baton Rouge area. On Thursday evening, September 29, 2022, Coldwell Banker ONE Realtors hosted a fundraising event for Pat’s Coats for Kids at Painting with a Twist in Baton Rouge. The event was sponsored by Jared Gary and Phelps McKey, Loan Officers with Assurance Financial, Kathryn Watson, Title Attorney with Title Stream, and Mackie Cathey with American Home Shield. We are especially grateful for this year’s Painting with a Purpose Chair, Coldwell Banker ONE Realtor, Libby Ammon for her work to ensure a fun and successful event.

Local Real Estate Market Update – First Half of the Year

With June, 2022 now behind us, it is time to look back at the residential real estate market statistics in Baton Rouge and the surrounding areas. The date below compares the first half of 2021 versus the first half of 2022.

In the chart above, you will see that, while unit sales and dollar volume are down, average sale price and median sale price are both up.

We continue to see a lack of inventory, with only 1,776 residential units on the market in June, down 2.7% from June, 2021. This represents only a 1.7 month supply of inventory. This means that if no new homes were to be placed on the market, it would take only 1.7 months for every current listing to sell. The real estate industry considers a 6 to 8 month supply of inventory to be a healthy, balanced market. So, in general, we are in a seller’s market.

With the continued shortage of inventory, it is a great time for anyone thinking about selling their property to list it. If it is a well-kept, show-ready home, chances are great that it will sell faster and at a higher price than it would in a higher inventory market.

Q1 Local Real Estate Market Update

As we look back at the residential real estate market statistics in Baton Rouge and the surrounding areas, comparing the first quarter of 2021 versus the first quarter of 2022, we see continued strong sales and low inventory.

In the chart below, you will see that while unit sales are down, dollar volume, average sale price, and median sale price are both up.

The lack of inventory continues to be a challenge with only 1,096 residential units on the market in March. This represents only a one month supply of inventory. This means that if no new homes were to be placed on the market, it would take only one month for every current listing to sell. The real estate industry considers a 6 to 8 month supply of inventory to be a healthy, balanced market. So, in general, we are in a seller’s market.

One reason for this is that demand is increasing. There are fewer homes on the market, because there are more buyers competing for these homes. This is reflected in the consistently rising number of homes sold since May, 2020.

With the continued shortage of inventory, it is a great time for anyone thinking about selling their property to list it. If it is a well-kept, show-ready home, chances are great that it will sell faster and at a higher price than it would in a higher inventory market.
